Ways to Sell a Home in New Jersey: Full Listing, Cash Offer or FSBO
There's no single right way to sell a house. The best choice depends on your timeline, the home's condition, and how much of the work you want to do yourself. Here are the main options New Jersey sellers have, and who each one tends to fit.
1. A full-service listing
An agent handles pricing, preparation advice, photos, marketing, showings, negotiation and the path to closing.
- Fits: Most sellers, especially when the goal is the highest price and the home shows well.
- Trade-off: You pay for the service, and the timeline depends on the market.
2. An as-is cash offer
A buyer or investor makes an offer without requiring repairs, and you pick the closing date.
- Fits: Homes that need major work, inherited or estate properties, or sellers on a tight timeline.
- Trade-off: The price is usually lower than what the home could bring on the open market after repairs. Compare any cash offer against a realistic market value first.
3. A limited-service or MLS-only listing
Your home goes on the MLS, so buyers' agents can find it, and you handle more of the work, such as showings and negotiation.
- Fits: Experienced sellers who are comfortable negotiating and available for showings.
- Trade-off: You take on the tasks a full-service agent would normally manage.
4. For sale by owner (FSBO)
You market and sell the home yourself, usually with an attorney handling the contract and closing.
- Fits: Sellers who already have a buyer, such as a neighbor or relative.

How to choose
- Start with a realistic value: get your home's value.
- Be honest about the home's condition and your timeline.
- Decide how much time you can give to showings, calls and negotiation.
- Compare your estimated net proceeds under each option, not just the price.
